How a Cash Closing Works in Florida

People hear “cash closing” and picture a duffel bag on a kitchen table. That is not how it works in Florida. A cash sale still uses a written contract, a title search, a closing agent, and wire instructions. The difference is that the buyer is not waiting on a mortgage underwriter. That removes a common way deals fall through. It does not remove the need for clean title.

The offer and the contract

After a walkthrough (and photos if you already moved), the buyer sends a written offer: price, deposit, closing date, what is included (appliances, shed, curtains), and whether the sale is as-is. Read it. If a date does not work because of a job, a school, or a relative who still has boxes in the garage, say so. Cash closings can often flex a week or two when both sides agree in writing.

Earnest money goes to the title company or closing agent, not into someone’s personal account. If anyone asks you to wire a deposit to a Gmail address, stop. That is not a normal Florida closing.

Title work

The closing agent searches the public record: deed, mortgage, judgments, tax status, liens, and sometimes probate or divorce issues. They order a payoff from your lender if you have a loan. They look at HOA estoppels if the house is in a community. They check municipal liens when those show up.

You will see a settlement statement that shows payoffs, prorations, and what you walk away with — or what you must bring if liens exceed the price. Read the numbers. Ask questions before you sign, not after the wire goes out.

Keys, utilities, and after

Keys, remotes, and codes transfer as the contract says — often at funding. Cancel or transfer electric, water, and lawn service. Tell the HOA if there is one. Forward mail. If tenants live there, deposits and leases should have been handled in the contract. If the house is vacant, leave it reasonably empty unless you agreed otherwise. Trash-outs are a cost for someone. Better if that someone is clearly named.
