How We Calculate a Cash Offer

There is no secret percentage we apply to an online estimate.

First, comps. Recent sold houses. Similar size and vintage. Close enough to matter. Active listings are opinions. Solds are facts. In Orlando we use Orlando solds.

Second, condition. What does this house need to be a house a retail buyer will pay retail money for? Roof, mechanicals, kitchen, baths, floors, layout problems, anything an inspector will flag.

Third, repairs. We budget real construction, not a paint-and-carpet weekend pretending it will do what a kitchen and two baths will do.

Fourth, the project has to work after purchase and renovation, plus holding and closing costs. If it does not, we pass, or we tell you the number that would work.

We will show you the pieces. You may not like the number. You should still be able to see how we got there.

Typically we close in 7 to 14 days, or on your timeline, when the deal works and title is clean. That is a process. Not a promise that every file closes on day seven.
