Selling a House That Needs Major Repairs

Name the real repairs

Walk the house with a notepad. Roof age and stains. AC age and whether it cools evenly. Water heater. Electrical panel. Windows. Plumbing leaks. Soft floors in baths. Pool equipment. Cracked driveways. Termite history if you have it. You do not need a full inspection yet. You need an honest list so nobody, including you, is guessing.

The hidden cost of “just fix it”
