The honest answer depends on who you are selling to.

If you are listing, buyers walk through and subtract every tired surface from the offer, then add a little fear on top. A retail buyer wants a house they can move into. Unfinished work photographs as risk.

If you are selling to a cash buyer, do not fix it. The offer already prices the work.

Three questions before you spend a dollar:

Will this repair change who can buy the house, or just how it photographs?

Can you finish it, at a finish a retail buyer will pay for, before you need to be out?

Would you rather have a smaller cash number in hand, or a bigger list price that still has to survive inspections, appraisals, and a buyer's lender?

Cosmetic work you were going to do for yourself anyway is fine. Starting a renovation just to "get ready for the cash buyer" is paying twice.
